“Ever” that translates into Chinese means "forever". Evergrande means Grand forever. Translated in Vietnamese style as "eternal" (vĩnh cửu), it looks and means better, but with Southerner Vietnamese accent it sounds a bit funny. The Vietcong “elites” translates it even more “grandeur”: "live forever", which is easy to understand, like the infamous phrase “uncle Ho lives forever…”, even though he already stopped breathing more than 60 years ago” and his drug preserved corpse is still put on show by his Vietcong followers.(Used to reward a bread role for people visited his corpse, back in the sixties)

I have just found out about this grandeur mainland communist Chinese corporation “Evergrande” just lately in the last few days. In the past, I only knew Toyota, Honda or Suzuki. I’m only an ordinary worker with limited knowledge of international business activities.

The story of current affairs ...., even though people don’t wish to listen to but still being bombarded to our ears and eyes, because now you and the... TV are all in one, we have to hear what is said on the TV.

From the description, this company specialized in real estate, later encroached on car manufacturing business. (It sounds familiar like what is happening in the Vietcong country – Vingroups - Vinfast) Doing real estate in a communist rule country is sure to get rich quick. The land in the communist country is ready to be picked with peanut or no cost by the red capitalist benefit groups with strong party connections (investors and communist party members are two but in real life is one entity). They are so rich with wealth freefalling from ordinary people’s hell so they can do at will with grand scales and get richer in no time. Buildings are built with pre-assembled parts, everything is the same produced in mass by production line, so the price is very cheap. It is possible to buy a whole house with pre-assemble parts and put up at any location. A small piece of land in a gold or diamond position, quickly erecting up a few dozen floors is enough to collect cashes. Of course, only big companies, with many big guys participating in buying shares, can do it. Small bloke like me Jimmy NN only have bathrooms, granny flats to toy around, year after year.

Anyone who has learned about economics knows that a country that wants to develop must invest in real estate and construction. As borrowed money was injected into construction, it creates very positive (+) effects. Thinking of a house is built at the entrance of an alley. How many workers will have jobs: local government officers, police, security, environmental resources ... they all join in for the feedings. Ladies selling vermicelli soup can also live off from it. After that, lawyers also join in for the cut. In general, the whole society moves forward through real estate construction. If this industry stops, the whole society goes backwards and falls into crisis.

Just look at Australia. The wellbeing and the prosperity of the State of Victoria is also thanks to government’s investment in construction projects. I saw with my own eyes in the area I lived in. When I first came to settle down there, it was scary dark when I drove on the road in the evening. Kangaroo running back and forth. Now the road is wide a few marked lines, the street lights are bright. Newly concrete tile houses have been constructed in rows with no ending. The government encourages home buying. If you buy a house, you will support the bank for the rest of your life. But both sides benefit. So is in Vietcong country-Vietnam. I visited there in 2018, what I saw was mind boggling. I see myself still living very...backward in my adopted land. Many beautiful and splendid buildings rose up with the garages full with hundreds-of-thousands-of-dollars cars.

In the real estate case, not only the buyer has to take out a loan, but the builders are in debt even “grander”. In Australia, banks are very careful now, if you want to borrow money to construct houses/apartments to sell, firstly you must have buyer’s deposit promising to buy it, then banks will lend you a loan to build. Then followed with real estate agencies to take care of advertising side, take care of baiting people to deposit in buying the finished product and get the cut. As soon as there is a list of customers then real estate developers can borrow money from banks or financial institutions to build. Fast construction is profitable. Sometimes unexpected problems arise, like this year, timber and construction steels are in short supply and builders and developers all have grasped their bloody heads. One month delaying is one month of suffering. So sometimes we see real estate giants suddenly disappear and...in the "heap". I was very unlucky, in 2008, landed a sub-contract job from a big contractor with good prices. As the price was high, I could hire skill traders and bought quality materials for the jobs. All of them were paid by swiping credit cards, as I didn't have cash money, and the contractor only advances about 70%. When the project was completed and successfully handed over, the rest of the money would be handed over. At that time, another project was started, so there was always a back log of unpaid money carrying over from one job to the next job. The back log “cushion” is small at first, then becomes a huge “balloon”. Then I fell to scam contractors, the finished job was handed over but they soon disappeared into the thin air (went to another area and continued their scamming job). I came down from a small owner trader....to work as a hired worker to earn some money to pay off debts. It's fine, but only able to pay credit card’s interest, lasting until now. Only those in this profession know. Sweats as well as tears.

Had some own experience in life, seeing does not mean it’s real. Who would have expected an illustriously grand company -Evergrande, building houses and highrise apartments all over mainland communist China to go belly up. Everywhere I went, the Evergrande logo caught my eyes. If they need money, banks will open their hands immediately. As soon as debt bonds from this corporation were put on the stock markets, people quickly queued up to grasp them, expecting to make some quick bucks not long after. Today its shares are dropped by 80% but no one is interested to buy them. This company is not dead yet, very soon though, but Australian shares are in red already. I don't know whom this communist Chinese multibusiness giant will drag down to the deep hole with them. Vingroup?

I know people who go into construction and real estate venture. This industry is full of self-proclaimed “elite” people, everyone's head is grand, but failure is still failure, no favourite treatment is served. Every ten-year cycle it has a different type of loss. Covid 19-Wuhan Chinese virus- is an unexpected and grand-destructive type. It is obvious people are sick have died, but many things that have been accumulated for many years are quickly going up in smoke. In the immediate future everyone is just to trying to keep their heads above water, to live through the Chinese virus pandemic. How to survive after that ... do not know.

Evergrande dies, then is quickly followed with the cruise ship industry, hotels, holiday resorts, then the airline,..., also die like domino stacks. The chain deaths. Even the iron fist governments will soon turn into something like big piles of twisted iron and concrete rubble, live forever inside the grandeur of uncle Ho’s mausoleum cause....

“Ever” mà dịch ra tiếng tàu chắc có nghĩa là "trường tồn" mà dịch theo kiểu VN ta nghĩa là "mãi mãi ". Hừm! Nghe không hay lắm, "vĩnh cửu" nghe kêu hơn nhưng gặp mấy em miền nam đọc hoài hỏng được (dĩnh củ). Mấy bác cs thì dịch là "sống mãi" nghe cũng dễ hiểu. Mới bữa nay tui mới biết tới cái công ty này, chớ xưa nay mình chỉ biết Toyota, Honda hay Suzuki thôi à, dân vườn mà.

Cái vụ thời sự ...., mình không nghe cũng phải nghe vì bây giờ bạn là cái...TV, nó nói sao mình nghe vậy.

Nghe diễn tả thì cái công ty này chuyên về bất động sản, sau này lấn qua cả chế tạo xe hơi. (Nghe sao mà nó quen quen). Làm bất động sản ở cái xứ cs thì chắc chắn làm giàu. Đất muốn đâu là được đó. Họ giàu nên có thể làm theo số nhiều. Một cái building lắp ráp không hà, cái gì cũng giống nhau nên giá thành rẻ lắm. Có thể mua nguyên căn nhà từ nơi có nhân công rẻ, đem về lắp ráp. Một miếng đất nhỏ ở vị trí vàng hay kim cương, xây lên vài chục tầng là hốt bạc thôi. Dĩ nhiên chỉ những công ty lớn, có nhiều ông bự tham gia cổ phần mới làm nổi. Cò con như JNN chỉ có nhà tắm làm miết năm này qua năm khác.

Ai có học về kinh tế là biết liền, quốc gia muốn phát triển là phải đầu tư bất động sản và xây dựng. Đồng tiền vay mượn đem vào xây cất thì nó tạo ra hiệu ứng dương (+) dữ lắm. Cứ nghĩ cái nhà xây ở đầu hẻm. Bao nhiêu thợ thuyền có công ăn việc làm, công an trật tự, tài nguyên môi trường... cũng ăn theo. Bà bán bún cũng sống được. Sau này chia chác còn tốn cho luật sư nữa. Nói chung cả xã hội tiến lên nhờ xây dựng. Ngành này đứng lại là cả xã hội đi thụt lùi.

Cứ nhìn nước Úc là biết. Tiểu bang VIC đang phát triển cũng nhờ chính phủ đầu tư vào xây dựng. Tui thấy tận mắt cái vùng tui ở, hồi mới đến định cư,chiều tối mà lái xe con đường nó tối thui thấy ớn. Kangaroo chạy qua chạy lại. Bây giờ con đường là mấy lines, đèn sáng trưng. Nhà ngói mới xếp lớp, ngút ngàn. Chính phủ khuyến khích mua nhà. Mua được cái nhà là suốt đời nuôi nhà bank. Nhưng đôi bên đều có lợi mà. VN cũng vậy. Tui về năm 18 mà hết hồn. Thấy mình còn... quê à nha. Nhiều building đẹp lộng lẫy, hầm để xe toàn những chiếc trăm ngàn đô.

Cái vụ bất động sản, người mua phải vay nợ đã đành, người xây còn nợ bạo. Bên Úc giờ ngân hàng cẩn thận lắm, nhà xây để bán muốn mượn ngân hàng thì phải có người đặt cọc mua rồi thì ngân hàng mới cho vay để xây. Nên có dự án là "cò" phải lo quảng cáo, lo mồi chài người đặt cọc. Có danh sách khách hàng là có thể vay tiền để xây. Xây nhanh thì có lời, nhiều khi trục trặc như năm nay, gỗ sắt gì cũng không có là ôm đầu máu. Chậm một tháng là chết một tháng. Nên đôi khi thấy đại gia bất động sản mà... "bất động " là vậy. Năm 08 tui xui dữ lắm. Làm cho một nhà thầu được giá công cao. Giá cao thì mình thuê người cũng cao rồi mua nguyên vật liệu loại tốt. Tất cả quẹt thẻ chớ mình đâu có tiền, còn nhà thầu chỉ ứng khoảng 70%. Khi công trình hoàn tất, giao được nhà mình mới lấy hết. Nhưng lúc đó lại qua công trình khác, nên gối đầu tiếp. Cái gối mới đầu nho nhỏ, sau thành cái gối... ôm.... Gặp nhà thầu lừa đảo, nhà giao rồi mà họ biến đâu mất (đi vùng khác làm tiếp). Tui từ chủ nhỏ xuống ....làm mướn để trả nợ công thợ. Cũng êm rồi nhưng còn cái thẻ chỉ trả được tiền lời. Đến giờ. Ai có trong nghề mới biết. Mồ hôi còn có nước mắt.

Nên trải sự đời, thấy vậy mà không phải vậy. Có ai ngờ một công ty lừng lẫy, xây nhà khắp nước tàu. Đi đến đâu cũng có cái logo ever. Cần tiền là ngân hàng xuống liền tay, trái phiếu vay nợ bán ra người ta thi nhau hốt. Bữa nay bán rẻ, lỗ 80% mà không ai mua. Công ty này chưa chết mà cổ phiếu Úc rớt đỏ luôn. Không biết nó kéo theo ai nữa đây.

Tui biết những người tiến vào xây dựng và bất động sản, cái ngành này tập trung những người ưu tú, cái đầu ai cũng cục sạn to đùng. Nhưng thua thì vẫn thua. Mỗi chu kỳ mươi năm nó lại có một kiểu thua khác. Covid là một kiểu không ai ngờ tới. Người bị bệnh chết đã đành ,mà nhiều cái gầy dựng bao năm cũng tan thành mây khói. Trước mắt là ráng sống cho qua cơn dịch. Còn sống như thế nào sau đó thì ...chưa biết. Evergrande chết, rồi ngành du lịch tàu biển, rồi khu du lịch resorts, rồi hàng không.... cũng chết.Cái chết này nó kéo theo cái kia. Kéo luôn cả các chính quyền thành đồng vách sắt sống mãi trong sự nghiệp chúng ta....
